Wood Destroying Insect Reports
Wood Destroying Insect Reports (WDIR) are used by inspection and pest management companies to officially record
the results of a WDIR inspection, performed prior to the purchase of real estate property. The purpose is to
determine if there are any wood destroying insects causing, or potentially causing, damage to the property. These
wood destroying insects are termites, carpenter ants, wood boring beetles, and carpenter bees.
The result of this inspection may mean that a treatment for the wood destroying insect will be required for the
mortgage to be issued to the buyer (or homeowner if this report is for a refinance of currently owned property). This
will usually require hiring a pest management professional because the mortgage companies usually prefer to have
written proof of treatment along with some kind of written guarantee.
